For a long time a Tsawwassen summer had one center of gravity: the parade down 56th Street on the August long weekend, a beach walk at Centennial, dinner somewhere along 12th. That is still here. What has changed in the last two years is that the town now runs on three parallel calendars at once, and the residents who get the most out of July, August, and September are the ones who know which one to check first.
The Mills at the north end is no longer just a shopping trip. Southlands, at the Boundary Bay edge, has quietly become a Saturday morning ritual for people who used to drive into Vancouver for their farmers market fix. And Winskill Park still owns the first weekend of August the way it always has. Here is how the three fit together this year, and what is actually new in each.
The Mills, reintroduced
If you have not been inside Tsawwassen Mills since spring, the north wing will not look like the place you remember. A 25,000 square foot food and market hall called TM Wander opened there on the last weekend of May, and it is the most substantial change to the building since it opened in 2016.
The vendor list is worth reading closely because it is not a food court in the usual sense. Confirmed tenants include the Shanghai-inspired Dinesty Dumpling House, South Korean rice hot dog chain Chung Chun, Indian street food concept Rollazy, bubble tea shops Limeegee and Real Fruit Bubble Tea, Mediterranean eatery Ankabut, Japanese restaurant Amu Katsu & BBQ, Japanese and Korean street food vendor Cha Don, dessert shop FinFin Taiyaki & Soft Serve, and Teriyaki Experience, with a Hong Kong-inspired restaurant called Gong Hey among the units still to open. Big Way Hot Pot rounds out the anchor names.
What makes this a genuine change and not just a new tenant mix is the room itself. Wide communal seating faces a performance stage with large digital screens, conceived as an entertainment venue capable of hosting cultural events, live performances, and community gatherings, and the stage can be rented or applied for through a free stage use program open to groups and performers. In other words, the food hall is programmed, not just leased.
The bigger picture matters for anyone trying to guess what this stretch of the mall will look like in a year. TM Wander is the latest project in owner Ruby Liu's effort to transform Tsawwassen Mills from a shopping mall into a destination with a strong Asian flair; when the mall opened in 2016 its concept was largely a template of the developer's suburban malls near Calgary and Toronto, and since Liu acquired the 99-year leasehold interest on Tsawwassen First Nation reserve lands in 2022, the strategy has shifted toward experiences rather than retail alone. Expect more of this, not less.
Two practical notes. Parking on a weekend afternoon is easier at the north entrance than the south. And if you are going for a specific vendor rather than to browse, weekday lunch is a different, quieter room than Saturday dinner.
Every other Saturday at Southlands
The second scene is a fifteen minute drive south, at the corner of 41B and Boundary Bay Road, and it runs on a two week rhythm most locals still misremember.
The Southlands Tsawwassen Farmers Market takes place in Market Square every other Saturday from May 23 through November 7, 2026. That means five Saturdays in July and August combined, not ten. Miss one and you wait a fortnight. The address to put in the phone is 6313 Market Ave.
Two things about Southlands make it different from the older Tsawwassen Farm Market on 56th. The first is that it is stitched into a working agricultural community, not parked next to one. The 537 acre Southlands site on Boundary Bay is planned to contain 950 residential units alongside farmland and commercial properties, built in phases over eight to ten years with a focus on linking the community to sustainable agriculture, and the market is the retail face of that. The second is the anchor businesses that stay open between market Saturdays. Cookie's serves small batch ice cream and ice cream sandwiches out of Market Square, and Barnside Brewing runs a tasting room and patio a short walk from the Red Barn, pouring ales that in some cases use ingredients grown on the Southlands farm itself.
The Red Barn also does more work than a market venue. On the calendar between now and September you can find a Yuk Yuk's comedy night, sound and stillness sessions, and the recurring live music that shares the outdoor amphitheatre with market weekends. It is worth checking the Southlands events page before you plan a quiet Saturday, because the loudest thing happening in Tsawwassen on a given weekend is now often here rather than on the main strip.
The weekend that still belongs to Winskill Park
Ask a lifelong resident what they do on the August long weekend and you will get the same answer you would have gotten thirty years ago. The Tsawwassen Sun Festival is a three day community celebration taking place August 1 to 3, 2026, featuring outdoor sports, family activities, and entertainment across Tsawwassen's parks, including the annual Rotary Parade along with tournaments, games, and local events. This is the 54th year.
The parade is the piece most people plan around. The Rotary Parade route runs from 53A Street and Saratoga Drive to 12th Avenue, along 12th Avenue to 56 Street, and then southbound down 56 Street to 8A Avenue. If you live inside that loop, plan groceries and airport runs the day before. If you live outside it, the 56th Street sidewalks north of 12th give you the longest continuous view.
The rest of the schedule spreads across a handful of venues most locals already know by first name.

The classic car show is worth calling out separately. It runs on the BC Day long weekend Monday from 9 a.m. to 4 p.m. at Dennison Park, 5285 7A Ave, and is the one Sun Festival event that regularly draws people from outside South Delta, which means the football field fills earlier than the parade route does. Arrive by 10.
One quiet note for people who host out of town family that weekend. The pancake breakfast at Winskill is a good first stop with kids because it clears you out in time to claim parade curb space. Skip it if you have teenagers.
After Labour Day, when the town exhales
The calendar does not stop on August 4. Two events in early September deserve a place on the fridge before summer ends, because both are still small enough that showing up matters.
The Luminary Festival takes place on September 5, 2026 from 6 to 10 p.m. at Sunstone Park, with illuminated displays, lantern making, live entertainment, interactive activities, food vendors, and a glowing lantern parade. It is a family event without being only that. If you have walked Sunstone in daylight, seeing it lit is the reason to go.
The Barnside Harvest Festival is a three day outdoor music festival taking place September 11 to 13, 2026 at Paterson Park, featuring live performances from acclaimed artists alongside local food, drinks, and artisan vendors. The name is not coincidental. This is the Barnside Brewing crowd extending the summer another weekend outside their taproom, and it is the closest thing Tsawwassen has to a proper festival ground.
Late October brings The Great Pumpkin Carve on October 24 and 25, 2026 across Tsawwassen, Ladner, and North Delta, with glowing carved pumpkin displays, live entertainment, food trucks, and family friendly activities, which is the point in the calendar when the summer scenes hand off to the fall ones. Put it in the phone now so you do not forget in September.
Reading the year, not just the weekend
Here is what all of this adds up to. Ten years ago a Tsawwassen summer was one shape: parade, beach, dinner, repeat. Today it has three shapes running in parallel. The Mills has become an evening destination for the first time. Southlands has become a Saturday morning one. Winskill still owns the civic center of gravity, and the shoulder season now stretches into mid September in a way it did not before.
For homeowners, the practical read is simpler than the calendar looks. If you are hosting family, TM Wander is your rainy afternoon. Southlands is your Saturday. Sun Festival is the reason you asked them to come the first weekend of August in the first place. The town has more to offer than it used to. The trick is knowing which door to point people at on which day.
